Saint Marks Place, an upscale condominium project in the quintessential brownstone neighborhood of Boerum Hill, Brooklyn, caters to the natural world and the health of its tenants.
The development is located at 58 Saint Marks Place in Brooklyn, in an area on 4th Avenue that is pinned for a series of infrastructure developments like rezoning, beautification and new bike lanes. With this in mind, designers were conscious to make sure the building blended in with the surrounding brownstones.
In addition, the designers are creating a 200-foot landscaped canopy marquee across the second floor of the building. The massive garden space marries the indoors with the outdoors with a focus on mental and physical health. It will provide views for units on the second and third floor. As a green space, the 55 different plant species native to the local New York region will help filter the air. Plus, it helps buffer against sound pollution and adds privacy.
The project is vast and represents a collaboration between Isaac & Stern Architects, a design vision by INC Architecture & Design, gardens developed by Terrain, and a 360-degree holistic wellness and fitness environment curated by The Wright Fit. They all share a common goal of honoring the history of the neighborhood while also leaning into modern sustainable building practices and overall improved health.

Around 80% of the units will provide private outdoor spaces, a not-so-common feature in the city. The development will offer 45 unique residence types of studios through four-bedroom units, each featuring sustainable materials and elements such as marble, white oak flooring, LED lighting and double-glazed casement windows. Saint Marks Place boasts a total of 338 windows, which provide copious natural light to the interiors and help circulate fresh air. For further control of natural heat and cooling, the windows feature motorized shades. The building also incorporates a high performance, energy-efficient HVAC system with HEPA filters and separate controls for each zone.
Prices for studio units start at $550,000, while scoring a four-bedroom unit will set you back $3,700,000. Residences are expected to open this summer.
